0887898 B.C. LTD. is proposing a 5-storey 32 unit building, with a rental covenant into perpetuity for a site at Duchess and Fort Street, directly across from the hospital. The project will include 5 ‘affordable’ units and underground parking. The developer is targeting a BuiltGreen Gold certification.

The directors of 0887898 BC LTD are Cary Hayashi and Ed Hayashi of Vancouver, BC. The investors purchased the lands for $2,308,000 in 2011/12.

Unit mix will be comprised of 560SF one-bedrooms, 450SF studios, and 750SF two-bedroom units.

The applicant is asking for variances for site coverage, floor space ratio, and setbacks. The parking requirement is being fulfilled with 26 stalls for units and 3 visitor stalls, for a total of 29 stalls.

The project comprises of two lots with 3 PID’s. The larger 80′ corner lot 1906 Duchess is currently a large single family home conversion with 6 one-bedroom units and will be deconstructed. 1906 Duchess benefits from R3-2 zoning and large urban village OCP designation. The adjacent 1904 Duchess is a single family home on a 50′ lot with R1-B zoning and traditional residential OCP designation. 1904 Duchess will be relocated.
